NOTICE OF MORTGAGE FORECLOSURE SALE ____________Date: December 15, 2025. 1. A default has occurred in the conditions of that certain mortgage executed by The University Club of Saint Paul, a Minnesota non-profit corporation, as mortgagor, in favor of American National Bank, a national banking association, as mortgagee, dated January 19, 2018, and filed of record on January 25, 2018, as Document No. T02606898, in the Office of the Registrar of Titles in and for Ramsey County, Minnesota ("Mortgage"). The land described in the Mortgage is registered land. 2. The original principal amount secured by the Mortgage was: $1,500,000.00. 3. No action or proceeding at law is now pending to recover the debt secured by the Mortgage or any part thereof. 4. The holder of the Mortgage has complied with all conditions precedent to acceleration of the debt secured by the Mortgage and foreclosure of the Mortgage and all notice and other requirements of applicable statutes. 5. As of the date of this notice, the amount due on the Mortgage is: $1,315,698.99. 6. Pursuant to the power of sale in the Mortgage, the Mortgage shall be foreclosed, and the land located at 420 Summit Avenue, Saint Paul, Minnesota 55102, Property Tax ID No. 01.28.23.31.0001, and legally described as follows: That part of the Northeast Quarter of the Southwest Quarter of Section 1, Township 28, Range 23, Ramsey County, Minnesota, described as commencing at a point on the North line of said Southwest Quarter distant 64.90 feet West from the Northeast corner of said Southwest Quarter; thence on a bearing of South (assuming said North line as bearing East and West) 48.01 feet; thence South 53 degrees 55 minutes 37 seconds West 10.3 feet, the actual point of beginning of the land herein described; thence continuing South 53 degrees 55 minutes 37 seconds West 328.40 feet; thence North 41 degrees 49 minutes 59 seconds West 253.14 feet; thence North 88 degrees 35 minutes 59 seconds East 430.00 feet; thence South 36 degrees 49 minutes 03 seconds East to said actual point of beginning. The Southwest boundary of which is marked by Judicial Landmarks set pursuant to District Court File No. CX-88-6644, a certified copy of the plat thereof filed as Document Number 1058215. Together with the benefits contained in Declaration of Access Easement filed January 8, 1997 as Document Number 1143891. Together with the benefits of that Agreement dated February 21, 1980 and filed of record March 25, 1980 as Document Number 2074722 of Ramsey County Records, to maintain a pipe for water drainage over and upon the vacated alley abutting Lots 1, 2 and 3, Block 12, Terrace Park Addition to the City of St. Paul ("Property"), shall be sold by the Sheriff of Ramsey County, Minnesota, at public auction on February 5, 2026, at 10:00 a.m., at the Ramsey County Sheriff's Office: 25 West 4th Street, Suite 150, Saint Paul, Minnesota 55102. 7. The time allowed by law for redemption by mortgagor or mortgagor's personal representatives or assigns is six (6) months after the date of sale. 8. The mortgagor must vacate the Property on or before 11:59 p.m. on August 6, 2026, if the Mortgage is not reinstated under Minn. Stat. § 580.30 or the property is not redeemed under Minn. Stat. § 580.23. 9. THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGOR, THE MORTGAGOR'S PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINN.
