NOTICE OF MORTGAGE FORECLOSURE SALE PURSUANT TO VOLUNTARY MORTGAGE FORECLOSURE AGREEMENTDate: June 18, 2026
YOU ARE NOTIFIED THAT:
1. Default has occurred in the conditions of the Mortgage dated April 11, 2025, executed by TNT Properties and Investments LLC, a Minnesota limited liability company, as Mortgagor, to Renovo Capital, LLC, a Minnesota limited liability company, as Mortgagee, and filed for record April 11, 2025, as Document No. A05061357 in the Office of the Recorder of Ramsey County, Minnesota. The land described in the Mortgage is not registered land.
2. The original principal amount secured by the Mortgage was: One Hundred Eighty-Six Thousand and No/100 Dollars ($186,000.00).
3. No action or proceeding at law is now pending to recover the debt secured by the Mortgage, or any part thereof.
4. The holder of the Mortgage has complied with all conditions precedent to acceleration of the debt secured by the Mortgage and foreclosure of the Mortgage, and all notice and other requirements of applicable statutes.
5. At the date of this notice, the amount due on the Mortgage, and taxes, if any, paid by the holder of the Mortgage is Two Hundred Nine Thousand Six Hundred Eight and 35/100 Dollars ($209,608.35).
6. This mortgage foreclosure is being conducted in accordance with the terms and conditions of a Voluntary Mortgage Foreclosure Agreement dated May 11, 2026.
7. Pursuant to the power of sale in the Mortgage, the Mortgage will be foreclosed, and the land described as follows:

Together with that part of the vacated alley on the North and that part of the vacated Sandhurst Avenue on the South accruing thereto by reason of the vacation thereof per Ramsey County Document No. 2322318. Subject to drainage and utility easement over, under, and across the Westerly 10 feet, the Easterly 10 feet, the Northerly 5 feet and the Southerly 5 feet adjoining thereof, Ramsey County, Minnesota
will be sold by the County Sheriff of Ramsey County, Minnesota, at public auction on July 30, 2026, at 10:00 a.m. at the Ramsey Sheriff's Office, Civil Division, 360 Wabasha Street N., Ste. 111, St. Paul, Minnesota 55102.
